Is RVing a Sensible Retirement Option?

More and more people are selling their large family home, getting a smaller house and buying an RV and hitting the road for a few months every year. Some just ditch the home altogether and live in their RV.

The RV lifestyle is not for everyone. If the idea of pulling up stakes every few days and traveling from place to place interests you, then it may be for you. But many find the smaller quarters, the sense of homelessness, and the lack of regular visits from friends and neighbors less than attractive.

Buying a decent RV is the most costly part of the project. A self-propelled vehicle like a Winebago will probably cost at least $50,000 – although no doubt you can get a used one for less. Buying for less will probably increase your maintenance costs significantly. A more elaborate and larger RV will run in the $100,000 range.

Living costs while on the road will vary with the type of traveling you do, and the frugality of your lifestyle. Some experienced RVers say they can live on less than $1500 per month. Others say the difference between RVing and living in a condo are not all that significant.

Delinquent Mortgages at Almost 14 Percent

Figures on delinquent U.S. mortgages for Q4 of 2009 were not encouraging. Almost 14 percent of all US mortgages were in some kind of trouble in that quarter. This was according to Office of the Comptroller of the Currency and the Office of Thrift Supervision.

This number included 4.7 percent of all mortgages more than 90 days past due. This number was up 21 percent from one year earlier.

Major lending institutions expect foreclosure numbers to increase in the coming months as these troubled mortgages work their way through the system.

California Bites the Bullet on $10K Tax Credit

The State of California has allocated $200 million to extending the $10,000 home buyer tax credit. The program will run to the end of Aug, 2011.

Half the funds will go to 1st time home buyers purchasing already existing homes. The other half will go to people buying new homes. The intention is to encourage both the renovation and new building industries at the same time as getting old foreclosed inventory off the market.

The tax credit plan is part of Governor Arnold Schwarzenegger’s California Jobs Iniative.

Pricing Unusual MyCity Properties More Challenging Than Ever

Homes that are odd because of design or the materials used to build them are more difficult to put a price on because of recent lending rule changes. That tends to make them harder to finance.

To some degree that has always been the case. But now banks, mortgage companies and other lenders are are being less lenient when it comes to home appraisals than used to be the case just a couple years ago.

Green homes, custom-designed by their owners, are getting caught in the more demanding standards because there is simply nothing to compare them to. A house made of recycled tires is a typical scenario. Often these homes are located in a rural area making it even more difficult to evaluate.

In addition to that new rules instituted by major mortgage companies such as Fannie Mae and Freddie Mac, make things even more dicey. These rules are intended to make the appraisal process more predictable and impersonal. But that calls into question established relationships between mortgage brokers and evaluators, and may not allow agents and brokers to call on the experience of individual evaluators who have more experience in pricing odd homes.

If you have a MyCity property with these kinds of challenges, get in touch with me for the best evaluation.

Timely Suggestions for MyCity Boomers

It’s something we can’t avoid. As we get older, the reality of joining the ranks of the retired in MyCity becomes more imminent.

For sure your retirement years can be a beautiful time. But there are also a number of decisions to come to grips with. One of the biggest is whether and when to move into a smaller home.

Here are some suggestions why you might consider downsizing sooner rather than later.

1. Now that we appear to be clawing our way back from the real estate slump of the last while, there are still a good number of inexpensive alternatives. In many sections of the country home prices are still low and so are interest rates. If you need to borrow money to afford a newer, lower maintenance place to live, this is the perfect time to do it.

2. You got into your roomy house with the over-sized yard to have lots of space. Now that your children are gone the space is not so useful anymore. There’s no sense continuing to fork out good money for heating, cooling, maintaining and paying taxes on more space than you need.

3. These days it is not difficult to find arrangements that are designed to support any style of living you can think of. What you should be trying to find is a less roomy home with reduced upkeep. It will cost less and you will have much more free time where you can do the things you especially want to do.

4. Think about the activities you like the best and make changes accordingly. If you enjoy having a garden, be sure to have enough space to plant a garden. If you like traveling, you should have a home with enhanced security to allow you to go traveling for extended periods of time. If you want to regularly entertain friends you should have a place with a roomy deck.

Eventually most of us find a smaller, more comfortable situation. And there are many excellent reasons why waiting is probably not the best approach.

Advice from a Home Staging Specialist

When you decide to list your MyCity home for sale you want it to “present” in the most appealing and inviting way. That is what “staging” does. Being objective about the way your home looks involves looking at it from the point of view of a prospective buyer.

Usually the best person to give advice on home staging is someone who understands what motivates and impresses buyers.

In this video a staging expert rearranges a single room in a condo to make it much more open, less cluttered, and more inviting. She discusses the principles she applies – principles that anyone with some imagination can use to make their own home more appealing to prospective buyers.

Should Retiring Lead to Downsizing?

Retirement Downsizing
Freedom! Glorious freedom!

If you’re considering downsizing your MyCity home, here’s a great article called The Merits of Downsizing When You Retire outlining some of the things you should consider.

The usual time for downsizing is after the kids have all settled in to their own homes, or shortly after you retire. But with today’s increased concerns over energy costs many people are looking at downsizing earlier in life.

The primary motivation for downsizing in the local area is usually to save money. A smaller home costs less to purchase and less for utilities, and there is usually less maintenance too. Especially if your new downsized MyCity home is in a condo development or senior community.

But convenience and security are just as important for many people. Many retirement living communities have controlled access and 24/7 security. Grocery and convenience stores, along with recreation facilities are often within easy walking distance too.

For more information about downsizing in the local area, use the contact information here on this website. No matter what your situation we have dealt with many others in similar circumstances and we know the MyCity area intimately.

Common Mistakes On Managing Renovation Projects

A home remodeling or renovation project is not as simple as it may sound. Renovating a building is not just all about how it will look or function, but most significantly you have to deal with what type of materials are utilized during the renovation, how are you going to deal with your suppliers and contractors, etc. These of course will be handled by the person who will supervise the project. Thus before a renovation project starts, one of the most essential decisions to be made is who will manage the project.

You can either hire a professional who will do the work or alternatively, you can supervise the project yourself. If you choose to manage the work yourself, make sure that you have sufficient experience to deal with this. According to Gail La Grouw, the following are some common mistakes done by owners who have decided to take on the role of managing the renovation project themselves,

1. Inadequate Planning

Producing a good plan is a crucial part of your role as a project manager. The success of the project mostly depend on this. Your plan must include as much detail as possible. You have to regard planning for contingencies as well.

2. Poor Materials Management

Purchasing of the appropriate materials at the right time is a huge job during renovation. Think about this task properly, as it can be the reason of delay to your schedule. You can also acquire additional cost if you do not have your materials at the right time.

3. Poor Record Keeping

File everything particularly matters that have to do with funds. Record keeping must be done everyday. You surely will overlook something in your list if you do it in an inconsistent way. Record keeping will also let you know exactly where you are in terms of time and dollars against the plan specification.

4. Not Managing The Work Site

Most subcontractors are seeking to cut cost by ignoring a number of rules and workplace safety items. This is a bad thing of course. Make sure that there is a proper insurance for their area of work.

5. Poor Communication

As home owners are not that knowledgeable with terms being used for renovation, miscommunication can happen along the way. Make sure that when you do not understand things, clear it up, but never loose your authority in front of your contractors of course.

6. Poor Change Management Control

All changes made during the renovation process must be documented and sign off.

7. Not Keeping Check of the Budget

Watch your budget, as most projects will overrun the initial estimate, make sure to add some percentage of your budget for your contingency plans.

Kids Back Packs – How to Choose the Perfect Backpack

Buying a back pack for a child can be a hard choice. You want to choose something which your child will like, but you don’t want it to be fade from popularity as quickly as it rose, so be wary of choosing any thing which is based on a character or theme which they could grow out of.

Below are the three ways I have chosen my kids back packs – and so far it has produced perfect results – a backpack which they are happy to carry and I am happy for them to use.

1. Always Buy Plain Colors – Whatever the color of a backpack you can always put stickers on it, add badges and dangle key rings. This is a great way for them to personalize their bag, it also makes it easy to find when thrown in with other kids. Also it is a great way put all the keyrings and badges to use.

2. Think About Size – If you buy a back pack which is too big your child will fill it up and then complain that it is too heavy, you will then end up carrying it for them. Equally, if it is too small there will be tears about not being able to keep their art work flat.

3. Cost – It is important not to spend too much money on a bag. Firstly, it may get lost. Secondly, once they are in school, bags get so battered that they will need a new one each year. They will also have different requirements each year.

In a perfect world I would also suggest that you only bought washable bags – unfortunately these are very hard to find, so if you go, congratulations, but don’t worry too much about this requirement.

One last word of advice, it may be best if your child doesn’t come shopping with you. If you take your kid to the shop there is a chance that they will see something you don’t think is suitable and the whole thing will turn into a nightmare. Buying it in advance and then giving it as a gift for achieving something may be more successful.

Wishing you a successful shopping trip and a great back pack find.

Home Decorating Ideas – Guidelines For Your The Best Results

Whether you are wanting to redo your kitchen or bathroom, or the entire house, you will find a myriad of home decorating ideas online as well as in decor magazines. The only thing required from you is some creativity, a lot of enthusiasm and patience.

Many people don’t actually know which room to start with, and here it’s best to start with the most favorite – the kitchen. It is best to get it done before the other rooms, because this room is important – gastronomically speaking, and needs to be up and running in a matter of days.

Also consider your neighbors in this project, if you are going to hammer and drill the whole day, do let them know and apologize in the interim for any noise that might offend them. Most importantly, are your pets. Get them into kennels (especially cats), as they can get traumatized with the noise, moving of shapes and too many strangers to cope with. All these factors will make them bolt into the streets.

If you are decorating a new home, then the fun starts with shopping and sourcing items for each room. But first, let’s not get ahead of ourselves, so let’s start with the favorite room in the house: the kitchen. If you have a country style fitted kitchen, then get accessories that will give it a homely look. Baskets, dried onions and garlic strings, a few cast iron pots and pans and a rustic color paint for the walls will do the trick.

The bathrooms are next and here you can either make them neutral, depending how many males and females you have in the house. Towels neatly stacked on shelves and a beautiful mirror over the basin makes for an elegant place to spend some relaxing time. Don’t over clutter your bathroom because of space constraints. You want to create the idea of relaxation, peace and harmony. Keep it bright, light and functional as well, with a his and her’s basin if possible.

The lounge and dinning rooms can be done as a combined project, keeping in mind that your decor should follow through in each room. If you go for dark oak furniture in the dinning room, then try to keep to same for your lounge. If you have an open plan layout, then this will create uniformity, which will equate into the illusion of more space.

Window coverings are also important, and here you could either use conventional curtains in a neutral color throughout the house, or you could have beautiful venetian blinds installed. They come in gold and silver these days, so your home will have a very elegant look. Matched with a thickly lined curtain which is draped to the floor, will make for a stunning setting in each room.

Wall paint is also important and the experts say that it’s best to keep your walls the same color in all rooms. This is because you can now play around with color accessories like; cushions, rungs, vases, lamp shades and more. Advantages In Joining A Toronto MLS Real Estate Listing

If you’re going to sell your house and you’re planning to do it all alone, its marketing disadvantages will outway the money you can save from opting out to pay commission of a realtor. From there arise the scene of the importance a multiple listing service (MLS) for realtors can bring to your property for sale.

Here are some benefits you can get from joining a MLS real estate listing:
First, It is the key to sales success. It is supported by the fact that 4 out of 5 home buyers purchase their property from MLS. Having your property listed on MLS will get the support from almost every real estate sales person in the region. Most likely, the flat fee of MLS listing services will give your property the exposure within 6 months. That’s long exposure to realtors, brokers, customers which is most probably not that necessary.

Second, the exposure of your property most likely for a period of six months will be provided by choosing to pay a flat fee of MLS listing services. A 6-month exposure to realtors, brokers, and customers is long enough which in most cases is no longer needed. There would also be savings of as much as 2 to 3 percent on your sale.Take an example of the figures $2,000 for everythousand you sell will earn $20,000 up to $30,000 worth of savings on the sale. This can be attained if you’ll come up with the decision to pay for a flat fee of a MLS listing instead of paying a realtor’s commission.

Thirdly, one of the advantages in joining a MLS real estate listing is that you will be seen. If you are selling as a for sale by owner, then you have to hope someone “accidentally” drives by your home or sees it in the newspaper by chance. Also, even if a realtor drives by, they will likely not show a home that is not MLS listed. If you are on MLS, though, you will come up in searches and have your house shown with much more frequency. It works much better when luck is taken out of the equation.

Lastly, it’s just good sales and business sense to have your property listed on a MLS. Selling your property in an instant for the price you set will no longer be impossible for a MLS. Considering that the internet is the second best when it comes to value and power versus the property’s reasonable cost, MLS listing will give you the visibility you need.

All of these mentioned vital points of joining MLS real estate listing services will shower your house a better mark up. No more hopes for accidental drive by of a realtor. Save your money with this listing services option. Be enlightened by the view of MLS giving you thousands of links with realtors who may possibly end up working with you and play their vital roles for your property. So the next time you plan to sell your house, don’t exclude the option for a flat fee or a free MLS real estate listing service, and let it do the marketing for your property.
