Figures on delinquent U.S. mortgages for Q4 of 2009 were not encouraging. Almost 14 percent of all US mortgages were in some kind of trouble in that quarter. This was according to Office of the Comptroller of the Currency and the Office of Thrift Supervision.

This number included 4.7 percent of all mortgages more than 90 days past due. This number was up 21 percent from one year earlier.

Major lending institutions expect foreclosure numbers to increase in the coming months as these troubled mortgages work their way through the system.

The State of California has allocated $200 million to extending the $10,000 home buyer tax credit. The program will run to the end of Aug, 2011.

Half the funds will go to 1st time home buyers purchasing already existing homes. The other half will go to people buying new homes. The intention is to encourage both the renovation and new building industries at the same time as getting old foreclosed inventory off the market.

The tax credit plan is part of Governor Arnold Schwarzenegger’s California Jobs Iniative.

Homes that are odd because of design or the materials used to build them are more difficult to put a price on because of recent lending rule changes. That tends to make them harder to finance.

To some degree that has always been the case. But now banks, mortgage companies and other lenders are are being less lenient when it comes to home appraisals than used to be the case just a couple years ago.

Green homes, custom-designed by their owners, are getting caught in the more demanding standards because there is simply nothing to compare them to. A house made of recycled tires is a typical scenario. Often these homes are located in a rural area making it even more difficult to evaluate.

In addition to that new rules instituted by major mortgage companies such as Fannie Mae and Freddie Mac, make things even more dicey. These rules are intended to make the appraisal process more predictable and impersonal. But that calls into question established relationships between mortgage brokers and evaluators, and may not allow agents and brokers to call on the experience of individual evaluators who have more experience in pricing odd homes.

Eventually most of us find a smaller, more comfortable situation. And there are many excellent reasons why waiting is probably not the best approach.

Buying a back pack for a child can be a hard choice. You want to choose something which your child will like, but you don’t want it to be fade from popularity as quickly as it rose, so be wary of choosing any thing which is based on a character or theme which they could grow out of.

Below are the three ways I have chosen my kids back packs – and so far it has produced perfect results – a backpack which they are happy to carry and I am happy for them to use.

1. Always Buy Plain Colors – Whatever the color of a backpack you can always put stickers on it, add badges and dangle key rings. This is a great way for them to personalize their bag, it also makes it easy to find when thrown in with other kids. Also it is a great way put all the keyrings and badges to use.

2. Think About Size – If you buy a back pack which is too big your child will fill it up and then complain that it is too heavy, you will then end up carrying it for them. Equally, if it is too small there will be tears about not being able to keep their art work flat.

3. Cost – It is important not to spend too much money on a bag. Firstly, it may get lost. Secondly, once they are in school, bags get so battered that they will need a new one each year. They will also have different requirements each year.

In a perfect world I would also suggest that you only bought washable bags – unfortunately these are very hard to find, so if you go, congratulations, but don’t worry too much about this requirement.

One last word of advice, it may be best if your child doesn’t come shopping with you. If you take your kid to the shop there is a chance that they will see something you don’t think is suitable and the whole thing will turn into a nightmare. Buying it in advance and then giving it as a gift for achieving something may be more successful.
